1.1 Background to the Site

The engine house, which is similar to a power plant will be built upon commissioning of the Donald Insall Associates. Development of the engine house is for the purpose of ensuring the site is safe for everyone. Also, there will be installation of all the necessary equipment to enhance efficient power production. The following activities are expected to be undertaken to improve the state of the engine house.
* Structural works to improve stability of the external walls and loose items of building fabric.
* Erection of scaffold for footpath protection and to allow access to window and roof level and provide restraint to the building.
* Roof works to include capping beams or reinstatement roofing and remodeling of the external ground levels.
Site Location
The Engine House is located next to Friar Gate Bridge against the pavement edge of Great Northern Road. The wider site is bordered to the North by the railway bridge and arches, to the Southeast by Stafford Street and the Southwest Great Northern Road. The building is listed as grade II despite not being in a conservation area. According to Bhalla (2016), warehouse location and construction depend on the area in which the intended business has a future of thriving and the ability to improve innovations.
Aims and Objectives
The aims and objectives of the project revolve around constant recording based on availability of archival sources. Therefore, the basic objectives in line with this aim include:
* Uniform level standard
* National Planning policy framework
* Derby City local plan
* Areas of special interest
1.2 The problem
The underlying problem is limited supply of power in Derby area. Therefore, the station will be sufficient in supplying hydraulic power once renovated. In this case, it is important to ensure adequate installation of resources required for the renovation of the site and installation of the hydraulic power plant (Hardwick, 2018). According to Grant (2017), inaccessibility of the site has been the significant determiner of the methodology to be undertaken in recording which will be in three phases:
* Phase 1: Historical accounts based on archival research
* Phase 2: Onsite reviews and records during the dismantling process
* Phase 3: Internal recording upon safety development of the building

The target market for this project is the domestic users in the area who need power. Power usage in the area could be crucial in running activities and promoting business due to the availability of energy required for operations in all sectors. Potential partners for this business include the immediate community, the city, and the railway service. The power generated will be mainly used to run the railway, thus making the railway authorities the main partners.

The main source of income for this project is the sale of power to different customers. In this case, the main activities meant to generate income are power generation for the community and the railway.
1.4.3 Existing Assets Alteration Strategy (sum)
The asset alteration strategy entails the renovation of all building structures each year by repainting and repairing any damages. There will also be regular servicing of all machines and vehicles once every 3 months or after the recommended mileage for the vehicles.

The regenerative strategy for the business is to invest in diverse areas where it can generate more income to increase assets. An example of the best investment ideas to increase assets and asset management is the purchase of transportation trucks and container handling machinery for leasing in offloading and loading of cargo on trucks.
